DASD Contracting offers Construction Management services under CCDC 5B, a flexible and collaborative approach that allows for greater owner involvement and cost transparency. As a Construction Manager (CM), we work closely with owners, architects, and consultants from the early design stages to project completion. Unlike a traditional lump-sum contract, CCDC 5B enables real-time budgeting, scheduling, and value engineering to optimize efficiency and cost savings.
Our role as a Construction Manager at Risk (CMAR) means we provide both advisory and execution services, assuming responsibility for trade contracts and project delivery while ensuring seamless coordination between all stakeholders. This approach is ideal for projects that require early contractor involvement, fast-tracked timelines, or evolving design requirements.

Our Structured Approach to Construction Planning, Execution, and Delivery
Pre-Construction
During the design phase it is critical for the Architect to have an experienced partner who can assist in scheduling, cost control, and can provide insight into incorporating current construction methods within existing site conditions. Our Pre-Construction duties will include:
- Attending preconstruction meetings with the Project Team to provide insight into current construction methods; material selection and availability; scheduling; cost control; value engineering etc.
- Generating preliminary budget and feasibility analysis. Monitoring and adjusting the budget throughout the pre-construction phase.
- Generating preliminary project schedule. Monitoring and adjusting the schedule over pre-construction phase to reflect changes. Finalizing and submitting the schedule for owner’s review before construction phase.
- Recommending pre-qualified trades and obtaining necessary documentation from these trades for review.
- Soliciting advice from subcontractors on design feasibility and material availability as required.
- Identifying and obtaining pricing on equipment with long delivery times. Pre-ordering any items that are crucial to the project schedule.
- Reviewing all contract documentation for discrepancies and reporting findings to consultants.
- Defining scope of work for sub-contracts and preparing tender packages. Securing pricing for review.
- Assisting in evaluation of bids and making trade recommendations for contract award, taking into consideration such factors as time of performance, availability of labour, and overlapping trade jurisdictions.
During Construction
Having a well-organized team is fundamental in the management and execution of construction projects. During the construction phase, Dasd would provide management services both on and off the site in the form of a Project Manager and Site-Superintendent. Duties of the Construction Manager during this Phase would include:
- Providing a competent supervisor at the place of work to coordinate and provide general direction for the subcontractors.
- Ensuring quality of workmanship in accordance with the project specifications
- Chairing and documenting site meetings
- Coordinating reviews and inspections
- Monitoring and enforcing the construction schedule
- Processing change orders
- Enforcing health & safety regulations on site
- Acting as a liaison between trades, consultants and the client
- Cost control & periodic reporting
- Advising the owner of work best done by the construction managers own forces
- Providing recommendations on payment of sub-trades
Post-Construction
Dasd will be available throughout the Post-Construction Phase to ensure a smooth transition and take over of the facility to the owner. Our responsibilities in this phase will include:
- Generating deficiency lists and ensuring swift and organized action to remedy them.
- Collecting, compiling and submitting Close-out documents including warrantees, user manuals, reports etc. to the owner.
- Advertising substantial performance and submitting documentation.
- Finalizing and reconciling project accounting.
- Making ourselves available to the client throughout the Warrantee period to ensure Warrantee work is completed in a timely manner
